If you are going to build a home or commercial structure, you need to ready the vacant land first. Here is a step-by-step guide to the basics of preparing vacant land for your project.
- Buy the land with a vacant land loan. Start by purchasing the land. Work with a Florida mortgage broker with a large network of lenders so you can find a competitive interest rate on your loan.
- Survey the land. Conduct a site survey so you understand everything you need to in order to figure out your plan for the structure and landscaping.
- Come up with a plan. Next, it is time to come up with a blueprint for your project. You will probably work with an architect on this step. You can purchase a pre-made plan, but you might need to adapt it to fit your land.
- Apply for permits. Once you have all your blueprints and documentation for your project, you can go to your local building department to apply for all the permits you will need.
- Clear the land. There may be obstructions on the land that would get in the way of your planned structure. Examples could include large rocks, trees, or even existing structures you do not want on the land anymore. Remove these unwanted obstructions if your floor plan cannot make space for them.
- Add utilities and an access road. Some vacant land includes utilities. But other land may not feature sewer, water lines, or power lines. If the zoning regulations require these, you need to install them, even if your home will be self-contained. Similarly, your land may need an access road if it did not include one when you bought it.
- Excavate and rough grade if needed. While you are working on your utilities, it is also time for excavation and rough grading, if you will include a basement in your floor plan.
- Level if needed. If the site has slopes that you cannot build around, then you will also need to level the ground in those areas.
- Decide what to do with excavated materials. If you excavated soil, rocks, and trees, you will need to figure out what to do with them. You can either have them removed from the site, or you can keep some or all of the materials to use later in your landscaping.
- Lay the foundation. Finally, you will be ready to install the foundation for your future home or commercial building. You can then begin with the rest of the construction process.

Lending Bankers Mortgage (Danny Perez and David Otero) was recommended by RPM Luxe Realty. From day one, Danny made me feel comfortable. I went through the pre-approval, approval, clearing to close, etc. processes with Danny figuratively holding my hand the entire time. There were times when I was literally crying because I was so frustrated and scared and Danny made me feel like everything would be okay. In general, I think RPM Luxe and Lending Bankers Mortgage make a great team. Danny is very relaxed and I’m not sure that he ever feels stressed, which is something unfamiliar to me. I think it’s because he has been doing this for quite some time.Additionally, Danny treats his clients like family. If anything is wrong, Danny takes it personally as though it was his own personal situation.If you are looking for 24/7 concierge service, Danny and David are your guys. Working with Danny Perez was the best thing i could ever done. I am a widow and I was left to manage multiple properties when I lost my husband I had to use hard money lenders and my portfolio was really being drained by unfavorable loans.
