If you are shopping for vacant land, there are a lot of factors you need to consider. Overlooking any of them could mean paying more than you think, or sometimes not even being able to complete your intended projects.
The list below will get you started with some of the most important considerations when you are shopping for vacant land in Florida.
- Location of the land. Consider the land’s location. Is it in a convenient geographical area? What is its proximity to major roads, cities, or resources that you need?
- Cost of the land. How much does the land cost? If you are looking at cheap land, it is vital to understand that there may be added costs you will need to account for (see below).
- Utilities installed on-site. One of the most common attributes of cheap land is that it is typically undeveloped. That means it may lack sewer, water, and/or power. Check to see which utilities are available, and which you will have to install. Familiarize yourself with the time and costs involved in setting up these utilities.
- Access. Is there an existing access road for the land, or does one need to be constructed? What will that cost you?
- Land features. Check the topography of the land as well as any features it boasts, like trees, lakes or creeks, a well (or the opportunity to install one), etc. You should also consider which direction the wind blows from, how strong it is, whether there is shade, etc.
- Zoning and land use rules. One of the most critical things to do is look up the zoning regulations and land use rules governing the land you are thinking of buying. If it is not zoned for your purpose and there is no way to do what you want with it, you will have to look at other listings.
- Easements. An easement is a form of specific access other people have to your land for practical purposes. For instance, they may need to run pipes or cable through your soil, or build an access road over some of your terrain. There are situations where it is simply unavoidable. You can look up easements on the land before you commit to buying it.
- Safety concerns. Check whether there are safety concerns affecting the land, such as being in a flood zone. Decide whether you are comfortable with the risks of that land or not before you move forward with your purchase.

Lending Bankers Mortgage (Danny Perez and David Otero) was recommended by RPM Luxe Realty. From day one, Danny made me feel comfortable. I went through the pre-approval, approval, clearing to close, etc. processes with Danny figuratively holding my hand the entire time. There were times when I was literally crying because I was so frustrated and scared and Danny made me feel like everything would be okay. In general, I think RPM Luxe and Lending Bankers Mortgage make a great team. Danny is very relaxed and I’m not sure that he ever feels stressed, which is something unfamiliar to me. I think it’s because he has been doing this for quite some time.Additionally, Danny treats his clients like family.
